The rewiring of homes has become the subject of new regulations from the Health and Safety Authority.

As of 1 August, home owners have new responsibilities if they are paying for construction work.

Riskier or longer term construction jobs in homes now need a project supervisor to co-ordinate safety

The HSA had to bring in the measures because regulations in 2006 did not comply with the EU directive on construction safety.

Examples of affected work include: building a new house or an extension, porch or garage; converting an attic; refitting a kitchen; fitting solar panels or a skylight and rewiring a house.

Jobs not expected to comply with the regulations include routine home DIY, gardening work, and general maintenance of appliances and boilers.

Home owners are now legally obliged to ensure that they hire a competent person to carry out work. The HSA website, hsa.ie, has a checklist of questions to put to construction workers to gauge levels of competence.
